According to the Hungarian Central Statistical Office's release of 4 November, 9803 new homes were completed in Hungary in the first three quarters, up 31 percent year on year. Planned homes covered by permits and simple notifications numbered 22 331, up 12 percent from the same period a year earlier.
For Hungarian homebuyers, the distinction is practical: an occupied-ready building and an approved plan carry different delivery risks. The two series concern different projects and stages of development, so their ratio cannot establish the completion rate of projects under construction.
Our suggested comparison is to document a project's status. Alongside the advertisement, buyers should read the contractual delivery commitment, construction progress and payment schedule together. The national count does not establish whether a home of the right size and price is available in a particular neighborhood.
The October listing inventory provides another view of supply, while CBRE's investment overview covers different property transactions. These need to be kept separate from new-construction statistics. The next substantive question for the annual housing release is how far the current growth persists through year-end; for an individual purchase, fulfillment of the promised delivery matters.
Individual comparisons should use the same housing type and geographical area. A national total combines homes of different sizes and locations; these offer limited substitutability for a buyer.
