At the end of October, 150,400 residential properties were advertised for sale in ingatlan.com data reported by Telex on November 2. For Hungarian home seekers, the size of the advertised stock and the arrival of fresh listings provide two different signals.
The report says the total stock rose 10.5 percent year on year. There were 31,100 new listings in October, down 13.5 percent from a year earlier.
Our rounded calculation of the previous year's stock divides 150.4 by 1.105, giving approximately 136.1 thousand listings. The difference is therefore about 14.3 thousand. This is an indicative reconstructed value: rounding in the published inputs prevents it from being an exact count.
An expanding stock and a declining inflow of new listings can occur together. The rate at which advertisements leave the stock also affects the result; we do not derive home sales or selling times from these two figures.

The next monthly supply release can show whether the expansion persists. For a particular home, the freshness of its listing and its consistency with the documents can meanwhile be checked.
