Ingatlan.com is introducing a Wekerle+ filter from 30 October, according to the provider’s announcement that day. The important distinction for Hungarian home seekers is that the label checks advertised prices and prices per square metre; credit assessment and a full property eligibility check remain separate tasks.
The provider’s description specifies filtering thresholds of HUF 100 million for apartments, HUF 150 million for houses and farmsteads, and HUF 1.5 million per square metre. We describe these as the interface’s operating criteria, not confirmation of individual loan eligibility.
In our illustrative calculation, a 40-square-metre apartment advertised for HUF 60 million costs exactly HUF 1.5 million per square metre. It could therefore pass both price limits while valuation, title and the buyer’s income still require separate assessment. An inaccurate floor area in the listing could also change the calculation itself.
We have separately covered Otthon Start’s transitional deadlines and changes in house prices. The next step is to compare a selected listing with its documents and the lender’s requirements before making a binding commitment. The filter announcement cannot establish a transaction price, guaranteed financing or the complete market supply.
When comparing search results, readers can also record when a listing was updated. This helps distinguish a genuine price change from a seller merely correcting previously inaccurate information.
