CBS and Kadaster reported on September 22 that Dutch existing privately owned home prices fell by 0.1% in August 2026 from July, while remaining 3.3% above a year earlier. The monthly decline and annual increase are simultaneously true.
A price level can be below last month and still well above last year. One small monthly fall therefore cannot establish a lasting downturn. Equally, annual growth does not mean prices rose in the latest month.
Price index or average purchase price? These differ. Selling more large homes or properties in attractive locations can raise the average transaction value even if comparable properties have not changed price. An index accounting for quality composition is therefore a better starting point for market direction.
Coming months and local breakdowns will show whether the pause persists. Dutch figures offer European comparison, but do not establish a turning point in Budapest. Supply, financing and demand conditions need separate examination in each country.
