MNB releases new mortgage LTV dataset

The Magyar Nemzeti Bank updated its household mortgage loan-to-value series on 8 October with second-quarter data.

The Magyar Nemzeti Bank publication calendar says the second-quarter series for household mortgage loan-to-value ratios at origination was released on 8 October. LTV compares the total loan secured on a property with the value of that collateral. The update matters for Hungary’s housing market because it makes the relationship between down payments and borrowing traceable across time and regions.

The MNB builds the series from its granular Credit Register. This is a statistical dataset, not a bank offer or an individual credit assessment. A household’s actual burden also depends on interest rates, maturity, income and other debts. Analysts must therefore separate collateral encumbrance from repayment capacity.

Our related analysis examined August housing permits and the gap between subsidised and market mortgage rates. Our report on the MNB housing overvaluation estimate explains the banking-risk background. The next verifiable point will be the MNB’s detailed interpretation of charts and regional breakdowns; until then, only the release date and reference period are confirmed as the new development.
