Nominal price indices for both prefabricated and brick-built flats in Budapest fell by a rounded 2 percent in the third quarter compared with the previous quarter, according to the Duna House Barometer published on 14 October. This gives buyers and sellers in the capital a new reference point, not an appraisal of any particular flat.
On an annual basis, the capital's brick-flat index was 1 percent lower and its prefabricated-flat index 2 percent higher. The publication also indicates quarterly declines in the real price indices. The estate-agency network is an interested market participant; its own transaction sample may differ from official statistics that process the wider market later.
For Hungarian households, the practical question is how the asking price of a target property compares with similar homes actually sold. District, physical condition, energy performance and financeability jointly shape negotiating room. The average direction of an index does not prescribe the same discount for every seller.
The second-quarter MNB housing data refer to an earlier period and a different methodology; the two measures cannot be joined into a single homogeneous time series. Mortgage collateral data help explain the financing context. The meaningful question in the next monthly Barometer will be whether transaction data confirm the capital's price weakness.
