Budapest asking rents rise again: what does the listings index measure?

August’s increase matters to home seekers, but it does not mean every existing tenancy became more expensive.

The KSH–ingatlan.com index released in September shows Budapest asking rents in August 2026 rose by 0.9% from July and 5.2% from August a year earlier. The index follows advertised rents, not actual payments under every existing tenancy.

That distinction affects readers differently. Someone moving now faces fresh listings, while a longer-standing tenant’s position depends on their contract. An advertised price also does not invariably establish the rent ultimately negotiated.

Compare similar homes. District, floor area, condition, furnishings and energy needs together influence total housing costs. A lower monthly rent is not necessarily the better offer if utilities or other recurring expenses are higher.

August’s index is not a live price list for late September. The next release and currently available listings can inform decisions together. Landlords also need vacancy and maintenance costs before translating a higher advertised rent into an income estimate.
