US new-home sales estimate rises, but uncertainty remains wide

August’s US figures use an annualised rate. The monthly increase does not establish a turning point.

The Census Bureau and HUD release of September 24 estimated August US new single-family home sales at a seasonally adjusted annual rate of 684,000. The estimated monthly increase was 6.4%, but its ±19.5% margin of error means the change is not statistically conclusive.

An annualised rate does not mean that many homes sold in a single month. It expresses monthly activity on a comparable annual basis. Omitting uncertainty is particularly misleading when the estimated change is smaller than the margin of error.

What does this imply for housing? The reading alone cannot establish a lasting return of buyers. Several months of data, inventory developments and actual financing conditions can provide stronger evidence together. New homes are also a different market from existing properties.

Comparisons with Hungary need matching statistical definitions: sales, building permits and completed homes are not interchangeable. The next US release and revisions matter more for judging a trend than treating the current point estimate as a certain turnaround.
